The Geneva Chamber of Notaries publishes its own calculator, and it distinguishes the four items that are always confused: the fiscal taxes, the Land Registry fees, the notary’s fees, and miscellaneous costs and disbursements. 3 Casatax: can your purchase benefit from a reduction?
Under certain conditions, the acquisition in Geneva of a home intended to become your primary residence may benefit from the Casatax scheme, provided for by article 8A of the law on registration duties. The thresholds are indexed each year to the Geneva construction price index.

Three cumulative conditions, and a step not to be missed.
What the authorities say
Three cumulative conditions: the property is acquired in the canton of Geneva, it becomes your primary residence for at least three years, and its price is equal to or below 1,394,928 francs — 2026 adjustment, indexed each year.
The step that is often forgotten: an effective-use declaration must be filed within two years of signing the notarial deed, with a certificate of residence and proof of moving in. Without these documents, the authorities issue a reassessment of rights.
