Neighbours' sale prices: what you need to know

How can I find out how much my neighbour sold their house for?

Property transfers are officially published in the Canton of Geneva: municipality, address, nature of the transfer, date and price. Enter your address above and this page shows you the sales recorded around you, ranked by distance. It is free and immediate — no sign-up required.

Is it legal to look up a neighbour's sale price?

Yes. These transfers fall under land publicity: the canton publishes them precisely so that the market can be read. We never publish the identity of the seller or the buyer, however — this page shows properties and prices, not people.

Why do some sales have no price?

Because they are not sales. The register also publishes inheritances, gifts and divisions: genuine transfers, but without a market price. They are excluded from this page, otherwise they would distort every average.

Is the distance shown accurate?

It is calculated between your address and that of the sale, both resolved through the official Swiss address register. When a sale is published without a usable address, we do not invent a distance for it: it appears separately, located at municipality level.

Does my neighbour's price apply to my property?

No, and this is the most common mistake. Within a single street, two properties can differ by hundreds of thousands of francs depending on area, condition, aspect, plot, floor or simply the moment of going to market. These sales give an order of magnitude; a valuation measures them against your property.

Is my address stored anywhere?

Rousseau 5 never receives it. What you type goes to the Swiss Confederation, whose official register supplies the suggestions; what reaches us afterwards is a pair of coordinates, long enough to find the nearby sales and place them on the map. No account, no cookie, nothing in a database. You only leave contact details if you go on to request a valuation.
