A development to sell?
A feasibility study to run?

For more than ten years, Rousseau 5 has helped developers realise the value of their land. Not at the end of the chain — involved from day one, alongside the architects, during the feasibility phase. It is that intimate knowledge of each project that gives us our commercial strength when the time comes to sell it.

Frequently asked questions about buying a new development

How does buying off-plan work in Geneva?

The purchase is generally made through a forward sale with instalments paid as construction progresses, governed by a notarial deed. Rousseau 5 supports you from reserving the unit through to the handover of keys.

What are the purchase costs on a new development?

When buying off-plan, transfer duties are generally calculated on the land value at the time of signature — a significant advantage over an existing property. The Casatax scheme may apply, depending on the price and the intended use of the home.

Can the finishes be customised?

Yes, depending on how far construction has progressed: surfaces, kitchens, bathrooms and sometimes partitions. The earlier you reserve, the wider the scope for customisation — which is the point of registering for previews.

What guarantees protect a buyer of a new development in Switzerland?

Buying off-plan in Geneva comes with solid guarantees: a performance guarantee under SIA standard 118, a defects guarantee after completion, and instalments protected by the notarial forward-sale deed. Rousseau 5 goes through the construction specification and the developer's insurance with you before any reservation.

How do you finance an off-plan purchase — mortgage and equity?

Financing a new development in Geneva follows Swiss mortgage rules: a minimum of 20% equity (half of it outside the second pillar) and total charges of around a third of income. Banks offer forward mortgages to lock in a rate before completion. Our mortgage calculator gives you a first reading in thirty seconds.

How long between reservation and handover?

Generally between twelve and twenty-four months from reserving a unit to completion, depending on how far the planning permission and the works have progressed. Buying early — as soon as marketing opens, or at preview stage — gives the best choice of units and the widest scope to customise the finishes.
