Promotion Plein-Sud – 4 Contemporary High-End Villas
SoldGeographical Location
Situated in a residential neighborhood of the Thônex municipality, the project to build 4 villas is ideally located.
Sheltered from all nuisances and yet very close to all urban amenities, the situation offers an ideal living environment for the whole family. This location at the edge of the built-up area benefits from the valuable advantages of the left bank of Geneva.
While being close to schools, shops, public transportation, and numerous sports facilities of the municipality, it is at the gates of the lush and rich Geneva countryside.
The existing plot
The privileged geographical context of the plot must be emphasized. In addition to its remarkable situation, the place is conducive to well-being.
Indeed, it benefits from absolute calm and is ideally oriented North-South for a housing project. As the name of the road indicates, the plot enjoys “full south” sunlight.
The project translates this situation into a story of light.
The project
Unique project of four contemporary, family-oriented villas with high energy performance (HPE), designed by architects to fully benefit from a “full south” orientation.
The project consists of 2 buildings oriented East-West, thus benefiting from large openings on the South. The natural benefits of the sun are exploited optimally.
Each building is itself composed of 2 semi-detached villas. This layout maximizes the interior/exterior relationship of each villa. They benefit from a L-shaped garden in direct contact with the interior spaces.
Special attention has been paid to improving privacy between neighbors. The North façades are therefore intentionally designed without openings. Ensuring a certain privacy, this architectural choice also follows a thermal comfort logic.
The volumetry of the project is based on this reflection. The floor volume is divided into two separate parts, thus allowing for south-facing daylight intake in each bedroom and creating a skylight along the entire length.
The separation of the floor volumes contributes to a light reading of the object. The visual mass is also reduced by the traditional shape of the volumes.
Balconies are deliberately placed at the ends also with this in mind.
The offset of the floor volumes ensures a covered entrance on the North and contributes to solar protection on the South façade.
The composition of these elements highlights the architects’ desire for a modern reinterpretation of the villa. The human scale is thus placed at the center of the reflections.
