What the authorities say

Three cumulative conditions: the property is acquired in the canton of Geneva, it becomes your primary residence for at least three years, and its price is equal to or below 1,394,928 francs — 2026 adjustment, indexed each year.

The step that is often forgotten: an effective-use declaration must be filed within two years of signing the notarial deed, with a certificate of residence and proof of moving in. Without these documents, the authorities issue a reassessment of rights.

7 Is the asking price consistent?

An asking price represents the amount requested by the seller. It does not, on its own, constitute proof of value. To analyse a property’s positioning, its price must be weighed against several factors.

Judging a price

Choosing your comparables, reading a price per m² without error, distinguishing the property from its potential — and counting the works before comparing two offers.

8 How do you choose the right comparables?

Three houses sold in the same commune do not necessarily constitute three good comparables. The quality of an analysis depends less on the number of comparables than on their relevance.

10 Buy the property, or its potential?

An old villa has three readings: what it is today, what it could become after renovation, and what the plot could allow — conversion, extension, development.

An imagined potential is not a building right. If a significant part of the price rests on a potential for conversion or development, that potential must be studied — not assumed.

Making an offer and negotiating

An offer is not a figure. It is a whole — and at an equal price, two offers do not have the same value for a seller.

16 How much can be negotiated?

There is no universal percentage. The margin depends on the initial positioning, comparable transactions, time spent on the market, level of demand, other offers, condition of the property, works required and the seller’s motivations.

The question is therefore not “what percentage should I take off?” but “what value can I objectively defend?”.

How much equity should be set aside?

The requirements depend on the nature of the acquisition and the financing. Capacity must be verified with a lending institution according to the buyer’s personal situation.

What costs need to be added to the purchase price?

How do you know if a property is correctly priced?
