Price per m² in Geneva by Commune: Official Figures

There is no single price per m² in Geneva, but three measures and two markets. The official OCSTAT medians, commune by commune, and how to read them correctly when valuing your property.

There is no such thing as “the price per m² in Geneva”. At least three exist, measuring different things, and two markets that averages blend together. Before comparing your property to a figure read somewhere, you need to know which one you are looking at. Here are the official figures, commune by commune, and how to read them correctly.

The official figure: the median of sales actually signed

The Cantonal Statistics Office (OCSTAT) processes every sale deed registered at the land registry, supplemented by a form completed by notaries. This is neither a survey nor an estimate: it is the price actually paid. For 2024, out of 1’223 PPE (condominium) apartments sold on the open market in the canton, the median price stands at 10’559 CHF per m².

Median means that half of the apartments sold for less, and the other half for more. OCSTAT prefers the median to the average because a handful of exceptional sales is enough to pull an average upwards, and Geneva has no shortage of those. Above all, note the two boundaries around it: a quarter of sales were concluded below 9’145 CHF per m², and a quarter above 12’540 CHF. In between lies the ordinary market; your property sits somewhere on this scale, and the whole challenge is knowing where.

Price per m² for apartments, commune by commune

The table ranks communes by descending median price. The “sales” column matters: a median calculated on twenty deeds moves more from one year to the next than a median calculated on three hundred. A clickable commune name leads to its page, with its streets, selling times and transactions.

Two reading notes. OCSTAT only gives a line to communes where enough apartments are sold; the others are grouped into geographical clusters, whose composition is indicated under their name. Collonge-Bellerive and Vandœuvres, where mostly villas are sold, are thus read on the apartment side within “Other communes on the left bank of the lake”, whereas they have their own line in the houses table further below. And this concerns the open market only: the following section explains why this is the only honest comparison.

In the city of Geneva, a single figure says nothing

“Geneva” is one line in the table, but it is a commune of two hundred thousand inhabitants stretching from Les Pâquis to Champel. OCSTAT divides it into districts, and the gap between them exceeds the one separating most communes in the canton.

Also look, within the same district, at the distance between the first and third quartile. In the lakeside districts, it can reach several thousand francs per m²: the same neighbourhood contains both the 1960s building with no view and the renovated penthouse facing the harbour. This is the limit of any price per m²: it describes a neighbourhood, not a property.

Two markets in the same canton: open and controlled

In Geneva, apartments built in development zones are sold at a price set by the State, and this control lasts ten years from the date the first occupants move in. In 2024, their median price is 7’041 CHF per m², against 10’559 CHF on the open market: the open market costs 50 % more.

The practical consequence: any “average price per m² in Geneva” that mixes the two is wrong for everyone. Too low for the owner of an open-market apartment, too high for someone whose property is still under control. If your apartment is less than ten years old and located in a development zone, its resale price is not free; the glossary sets out these notions in detail, and a broker can tell you within two minutes which situation applies to you.

For a villa, price per m² means almost nothing

OCSTAT publishes no price per m² for detached houses, and this is a deliberate methodological choice: a villa is priced primarily for its plot. The 2023 statistics show this clearly on their own: older villas sell for more than new ones, because they sit on plots twice as large. Dividing a house’s price by its living area amounts to attributing the garden’s value to the walls. For houses, the official measure is therefore the total sale price.

Here again, the gap between quartiles speaks louder than the median. In the Left Bank communes, the third quartile is often nearly double the first: a terraced house on four hundred square metres of land and a property with a lake view share the same line in the table. The surface trap: which square metres are we talking about?

A price per m² is a division, and everything depends on the denominator. OCSTAT uses “the total PPE living area plus 50% of ancillary areas such as balconies, terraces and loggias”. Listings, on the other hand, most often show only the living area.

Take an apartment with 100 m² of living space and a 20 m² terrace, sold for CHF 1’400’000. Based on the living area, that comes to CHF 14’000 per m². Under OCSTAT’s convention, the area is 110 m², and the same apartment works out at CHF 12’727 per m². Same property, same price, a 9% difference. Comparing a listing’s price per m² to the official median without redoing this calculation means believing you are above the market when you are actually within it. Why you read higher figures elsewhere

Three measures circulate under the same name.

  • The median of deeds, the one used in this article: all apartments sold, from the studio needing renovation to the penthouse, at the price actually paid.
  • The listed price of advertisements: a seller’s intention, before negotiation, calculated on properties still looking for a buyer. Fairly priced properties sell quickly and carry little weight in this measure; those that stagnate remain in it for a long time.
  • The average price of a segment: this is what our commune pages show. They describe the properties we handle on the Left Bank, houses and apartments combined, as an average rather than a median. The figure is therefore logically higher than the official median for apartments alone across an entire commune. Both are correct; they simply answer different questions.

None of these measures is the price of your property. They locate a market; the floor, the view, the condition, the aspect and the quietness then shift the value of a specific property well beyond the gap between two neighbouring communes.

What the series since 2006 tells us

The series begins in 2006, the year OCSTAT started separating the open market from controlled prices.

It corrects a persistent idea, that of a Geneva market that only ever rises. The median m² on the open market reached CHF 10’000 in 2012, then fell for four years in a row to CHF 8’833 in 2016. It did not durably climb back above its 2012 level until 2021. An owner who bought at the 2012 peak waited nine years to recover that price. From price per m² to the price of your property

The statistics describe the past of an entire commune. To move to a specific property, you need comparable sales that are recent and nearby. Three tools allow this here, free of charge. Frequently asked questions

What is the price per m² for an apartment in Geneva?

The official measure is the median of registered sales, published by OCSTAT for PPE apartments on the open market. It appears at the top of this article and is updated with each new edition. A quarter of sales are concluded well below it and a quarter well above: always look at the quartiles, not just the median.

Why is the price per m² in listings higher than the official figure?

For three reasons. A listing shows an asking price, before negotiation. It usually divides by the living area alone, whereas OCSTAT adds 50% of balconies, terraces and loggias. Finally, overpriced properties remain listed for a long time and carry more weight in listing averages than those that sell quickly.

Is there an official price per m² for villas in Geneva?

No. For detached houses, OCSTAT publishes a total sale price by commune, with its quartiles, but no price per m². A villa is priced primarily for its plot: dividing its price by the living area attributes the value of the land to the walls.

What is a controlled-price apartment in Geneva?
