How we calculate
Every sale concluded in the canton is published in the land register with its price, parcel and address. We take sales from the last twelve months within a window of ±15% around your budget; when a commune has fewer than three, the window widens to ±25%, then to twenty-four months, and we say so.
For a house, the parcel surface of sales close to your budget shows what you can expect. For a flat, the register doesn’t publish the living surface: we divide your budget by the commune’s median price per m² PPE published by the Office cantonal de la statistique. Finally, we place your budget within the whole set of sales in the commune: above 80% of them, you’ll have a choice; below 20%, you’re entering the market.
The suggestions weigh your answers — household, priorities, workplace — against verifiable facts: lake shore, Léman Express station, minutes from the centre, rural or urban character. The virtual broker only knows these figures; a broker at the agency knows the addresses.
